Survey Levels

Choosing the right type of survey is an important part of buying or maintaining a property. Here’s a simple breakdown of what each survey includes and when it’s best to use them.

  • A valuation provides an overview of a property’s general condition, along with our evaluation of its value. This is not a survey, but rather an assessment of the property's value and security, primarily for the lender's benefit.

  • Best for: Modern homes in reasonable condition.

    A Level 2 survey provides a clear overview of a property’s condition. It highlights urgent issues that may affect your decision to purchase such as damp, structural movement, or damage to roofs or walls. It uses a traffic light system (green, amber and red) to rate the severity of each issue.

    • Identifies visible defects

    • Highlights significant issues needing urgent attention

    • Covers inside and outside of the property

    • Includes advice on repairs and maintenance

    Limitations:

    • This reporting tier does not encompass the level of detail typically included in a Level 3 report.

    • Not suitable for older, extended, or significantly altered properties.

  • Best for: Older, larger, or altered properties or if you are planning on doing major works.  

    A Level 3 survey is the most detailed report available. It provides an in-depth analysis of the properties construction, condition, and defects, including advice on repair options and long-term maintenance.

    • Thorough inspection of all accessible areas.

    • Detailed explanations of defects, causes and consequences.

    • Useful if you’re planning renovations of purchasing a property in poor condition.

    • Suitable for listed buildings or non-standard constructions.
